Model A (Equity): Profits distributed at project completion. Model B (Debt): Interest paid quarterly; full principal returned at maturity. Model C (Pipeline): Periodic distributions as each project in the portfolio completes.

Capital is released in milestone phases tied to verifiable deliverables — acquisition, construction, finishing, and completion. Escrowed funds are not released until each phase is signed off. Every project carries a 10–15% contingency reserve. Overages beyond the reserve are absorbed by Emerald, not by investor capital.

Our Chief Legal Officer specializes in cross-border capital and foreign investor compliance, including FIRPTA guidance, foreign-investor financing pathways, ITIN setup, and full cross-border legal review. Model B (Debt Financing) is particularly well-suited for international investors seeking fixed, predictable returns.
